Key capital property fund

Key Capital is an unlisted open-ended property fund that invests in direct property, unlisted/listed property securities, and cash investments.


The Fund owns a diversified portfolio and provides investors an opportunity to invest in quality properties in Australia. 


The Fund has exposure to 4 properties, 45 tenants with over 50% of income derived from national and ASX-listed companies.


Investors will apply for units in a Fund that owns: 

1. Dan Murphy's Bellerive Shopping Centre, Tasmania  

2. The Butter Factory Shopping Centre and anchored by Dan Murphy's located in Shepparton, Victoria

3. Kings Meadows Shopping Centre, Tasmania 

4. Wangaratta Co Store Shopping Centre, Victoria 


Secure Income & Returns:

  • Investors in the Fund are earning 7.00% p.a. paid monthly, with the potential for capital growth
  • Income paid by high quality tenants paying the rent on time each month, and at times, some of the income from property funds may include a component of tax-deferred distribution. The Fund has elected to be AMIT, Attribution managed investment trust.


Fund Strategy:

  • A focus on non-discretionary retail, essential services, and medical assets.
  • Can invest in all types of property, including retail, commercial and residential.
  • A focus on national tenants & brands.
  • Monthly unit pricing.
  • Quarterly liquidity helping investors to have access to savings.
  • Direct Property - target to be > 80%.
  • Investment in listed and unlisted property securities.
  • Mandate to invest with multi-manager real estate approach.
  • Industry-leading product feature to allow investors to transfer external syndicates into units in the Fund and gain access to Fund liquidity. This feature is subject to Finance Investment Committee approval.

  • Launched in 2006 with properties located in Wangaratta, Shellharbour and Bellerive.
  • The Fund has purchased an additional 4 properties over the syndicate term.
  • The Fund for much of its life owned assets leased to national tenants like Dan Murphy's, IGA, Spotlight, Greater Union, Super Cheap Auto, and Officeworks.
  • Since 2014 the Fund focused on retail development and completed over 30,000sqm of GFA for various tenant projects.
  • The Fund in 2017 was involved in the design and construction of Quest Hotels.
  • In 2020, the Fund sold Dan Murphy's Wangaratta and Wangaratta Homemaker Centre representing a record yield result for Victorian regional property.
  • In recent times, the Fund has sold a development site for a new Hospital in Wangaratta.
  • In 2022 the Fund approved constitutional changes to be known as the Key Capital Property Fund.

  • Located at 139 – 143 Hobart Road, Kings Meadows, Launceston, Tasmania.
  • Diversified income across 7 shops/tenants.
  • A focus on non-discretionary retail and medical businesses.
  • 50% of rent is supported by national and government tenants
  • 7.50% p.a. paid monthly.
  • 1400sqm of gross floor area and over 2300sqm of land.
  • Positioned between two of Tasmania’s strongest trading Coles and Woolworths supermarkets.
  • First term - July 2023.
